Boiler or heat source

Visible appliance details, exterior, nearby connections, displays and signs of leakage or corrosion. Normal response to heating demand only where safe.

Heating system & radiators

Accessible pipework, valves and components; representative radiators for visible condition and apparent uneven heating.

Controls

Accessible programmers, thermostats and zone controls, with normal user-level responses where safe.

Hot water

Accessible cylinder, connections, valves, insulation and visible discharge pipework; hot-water availability where safe.

Plumbing & sanitaryware

Accessible taps, toilets, visible wastes, isolation valves and pipework. Flow, drainage and leakage observations where safe.

Cold-water storage

Visible tank, lid, insulation, supports and surrounding pipework where present and safely accessible. No water-quality testing.

Oil tank & fuel line

Visible tank condition, supports, accessible fuel line and surrounding area where applicable.

Gas & solid fuel

Accessible external appliance details, controls, hearth and visible flue concerns where applicable. Specialist testing is separate.

What could not be assessed is part of the report.

Restricted areas, absent utilities, unsafe equipment and components not operated are recorded with reasons. No dismantling, destructive testing, pressure testing, specialist leak tracing or concealed-pipework investigation is included in the standard inspection.
