Your report records the agreed scope, property and system details, checks attempted and relevant dated photographs. Each finding identifies the location, observation, priority, recommendation and any relevant limitation.

It also records inaccessible areas and untested components. The recommended next step may be maintenance, repair or further specialist investigation.

The limits matter.

This is a non-invasive condition inspection, not a full building or structural survey, RICS survey, statutory safety certificate or automatic boiler service. It cannot guarantee safety, compliance, future performance or freedom from hidden defects.

We do not open walls or floors, dismantle appliances, move heavy equipment or force access. Specialist testing, servicing and certification require a separate agreement and appropriately competent professionals.
