These service boundaries should be read alongside the scope agreed for your property.

What the inspection provides.

A review of accessible plumbing, heating and hot-water systems on the agreed date, appropriate normal-operation checks where safe, and a written report with observations, photographs, priorities and recommendations.

What it does not provide.

It is not a full building survey, structural assessment, RICS survey, statutory safety certificate, boiler service or commissioning visit. It does not guarantee safety, compliance, future reliability or freedom from concealed and intermittent faults.

Opening walls or floors, dismantling, concealed-pipework inspections and specialist instrument tests are outside the standard inspection. No unsafe equipment is deliberately operated to provoke a fault.

Separate specialist work.

Gas, electrical, drainage, oil and other specialist work or certification is separate and only undertaken by an appropriately competent, registered and insured person. Any additional work and charges must be agreed before proceeding.

Using the findings.

Findings reflect the condition and operation observed on the inspection date. Further investigation may be needed to determine the full cause, risk or cost. Repair decisions and property transaction decisions remain with the customer.

Report priorities describe recommended action based on accessible observations. They are not an official industry standard or a safety certificate.
